Financing Resources

Investment Loan Document Checklist

What lenders usually ask for on a business-purpose investment or commercial loan. Your list depends on the program and the property; our team confirms it with you.

Do not send any of these through the inquiry form. After we talk, our team explains how to share documents securely.

Request Financing

For most investment loans

  • Government-issued photo ID for each borrower or guarantor.
  • Purchase contract (for a purchase) or current mortgage statement (for a refinance).
  • Property tax bill, insurance information and any HOA or condo association details.
  • A list of other real estate you own, with each property's value and mortgage.
  • Statements showing funds for the down payment, closing costs and reserves. These are shared later through a secure process, never through the inquiry form.

If the property is rented

  • Current leases and proof that rent is being paid, or a rent roll for buildings with several units.
  • For a short-term rental: the income history from the booking platform or property manager (refinance) or a short-term rental market analysis (purchase).

Apartment, mixed-use and commercial buildings

  • Rent roll for every unit, residential and commercial, with copies of current leases.
  • Income and expense statement for the property.
  • Commercial property insurance information.

If a company will own the property

  • Entity documents: formation documents, operating agreement, member list, EIN letter and a recent certificate of good standing.
  • Photo ID for each owner who will guarantee the loan.

Renovation and bridge projects

  • Renovation budget and scope of work.
  • Estimate of the after-repair value.
  • A list of past projects, if you have them.

International investors

  • Valid passport, and visa or U.S. entry documents when the program requires them.
  • Proof of foreign residence.
  • Credit reference letter, with some programs.

ITIN borrowers

  • Proof of your ITIN, such as an IRS letter confirming it, a completed Form W-7, or a letter from your tax preparer.
  • Government-issued photo ID, such as a passport or consular ID.

Business-purpose basics

  • Every program in this financing center is for business purposes: buying, refinancing or improving property you hold as an investment, not a home you or your family live in.
  • At closing, borrowers usually sign a statement confirming the loan is for business purposes and how the property will be occupied.
  • Business-purpose loans follow different rules from loans for a home you live in. Read every document carefully and ask questions before you sign.
  • Programs, terms and availability change. Every loan depends on the lender's review of the property, the borrower and the transaction.
