BUSINESS-PURPOSE, INVESTMENT & COMMERCIAL FINANCING DISCLOSURE
Applicable to planarealty.com and parcpro.com
PLAN A REALTY CORP., located at 461 Maple Avenue, Westbury, NY 11590, provides financing assistance for eligible investment properties, commercial real estate, and qualifying business-purpose transactions through independent third-party lending institutions.
By submitting information through planarealty.com or parcpro.com, the Applicant acknowledges and agrees to the following:
1. BUSINESS-PURPOSE FINANCING
The Applicant represents that the requested financing is intended primarily for legitimate business, commercial, or investment purposes and not primarily for personal, family, or household purposes.
Financing programs may include DSCR loans, investment properties, rental properties, short-term rentals, multifamily properties, commercial real estate, business financing, and other eligible business-purpose transactions.
The applicability of consumer lending laws, including TILA, RESPA, and HOEPA, depends on the actual purpose and circumstances of the transaction and applicable law.
2. FINANCING ASSISTANCE
PLAN A REALTY CORP. may assist the Applicant with identifying financing programs, reviewing eligibility, preparing application documentation, obtaining additional information, and coordinating financing requests with prospective lending institutions.
3. NO GUARANTEE OF FINANCING
Submitting an inquiry, financing request, application, or Form 1003 does not constitute approval, preapproval, a commitment to lend, or a guarantee of financing.
All financing is subject to lender underwriting, credit review, property evaluation, collateral requirements, available loan programs, and final lender approval.
4. APPLICANT INFORMATION
The Applicant agrees to provide accurate, complete, and current information.
Additional financial statements, bank statements, tax returns, business records, property documentation, rental information, and supporting materials may be required.
5. THIRD-PARTY LENDERS
Financing may be arranged through independent third-party lenders.
Loan amounts, interest rates, terms, loan-to-value ratios, reserve requirements, prepayment penalties, and eligibility standards vary by lender and transaction.
6. APPLICATION INFORMATION AND DATA USE
Information submitted through either website may be collected and maintained within the PARCPRO financing portal.
Submitted information may be reused to prepare financing evaluations, Form 1003, business loan packages, lender submission documents, and related financing materials.
Information may be shared with authorized personnel, service providers, and prospective lenders as reasonably necessary for the requested financing, subject to applicable privacy requirements and any required additional authorization.
7. CREDIT AUTHORIZATION
Acknowledgment of this disclosure does not authorize PLAN A REALTY CORP. or any lender to obtain the Applicant's consumer credit report.
Any required credit authorization must be obtained separately.
8. FINANCING FEES AND EXPENSES
Financing transactions may involve lender charges, third-party expenses, and financing-related service fees.
Applicable fees and compensation arrangements requiring the Applicant's agreement will be disclosed separately, as appropriate, before the Applicant becomes contractually obligated.
Acknowledgment of this disclosure does not establish a fee agreement or an obligation to pay PLAN A REALTY CORP. financing-related compensation.
9. NO EXCLUSIVE FINANCING RELATIONSHIP
Submitting an inquiry or application does not automatically establish an exclusive financing relationship, a binding consulting agreement, or an obligation to obtain financing through PLAN A REALTY CORP.
Any separate financing services or compensation agreement must be established independently.
10. PROFESSIONAL ADVICE
Information provided through planarealty.com, parcpro.com, or PLAN A REALTY CORP. is for financing evaluation and informational purposes only.
It does not constitute legal, tax, accounting, or investment advice.
Applicants should consult their independent professional advisers when appropriate.
11. ELECTRONIC COMMUNICATIONS
The Applicant authorizes PLAN A REALTY CORP. to contact the Applicant regarding the submitted financing request by telephone or email, subject to applicable law.
This acknowledgment does not authorize unrelated automated marketing calls, marketing text messages, or other communications requiring separate consent.
12. APPLICANT ACKNOWLEDGMENT
By selecting the acknowledgment checkbox, the Applicant confirms that:
- The Applicant has read and understands this disclosure.
- The requested financing is intended primarily for business, commercial, or investment purposes.
- Submission does not guarantee approval or establish a commitment to lend.
- PLAN A REALTY CORP. may review the submitted information and contact the Applicant regarding potential financing.
- Additional documentation, authorizations, and agreements may be required.
- This acknowledgment does not establish a financing fee agreement or authorize a consumer credit report inquiry.
