Landlord services

  • Rental pricing

We review the property and your rental-income goals and develop an appropriate pricing and marketing strategy.

  • Authorized marketing

We coordinate the photography, floor plans, signage, advertising and MLS exposure you authorize, following your rental terms, marketing and access instructions.

  • Showings

We manage showing activity and share feedback from prospective tenants and their agents.

  • Application organization

We present rental applications and proposals promptly for your review and decision. Applicants send their documents through a secure process, not by ordinary email.

  • Consistent applicant review

We apply lawful, consistently administered screening and fair housing practices. Your screening instructions set objective criteria, and every applicant is reviewed by the same rules.

  • Lease coordination

We help coordinate the required disclosures and the transaction from approved applicant through lease signing and move-in.

What Happens Next

  1. Tell us about your propertySend an inquiry with the basics: where the property is, its size and when it will be available. No documents are needed for this first step.
  2. Discuss your goalsOur office contacts you to talk about your objectives, timing, the rent and how you want the property shown. At this first conversation, our agent gives you the New York State Housing and Anti-Discrimination Disclosure Form and the New York State Disclosure Form for Landlord and Tenant.
  3. Review the agreementIf you decide to work with us, our office gives you our Exclusive Landlord Representation Agreement to review.
  4. Get ready to rentYou complete the landlord package in our client portal: the property, the rental terms, showings, condition, your screening instructions and your records.

Good to have ready

Have your deed or entity authority, the certificate of occupancy or legal-use records, any rental permit or registration, and current property and liability insurance ready.

Fair housing

We accept all lawful sources of income without discrimination and evaluate every applicant using lawful, consistent standards.

Disclosures

We cannot guarantee a tenant, a lease or rental income. You make the final decision on every application.

For most homes built before 1978, federal law requires a lead paint disclosure and the EPA pamphlet Protect Your Family From Lead in Your Home for your tenant.

For most homes and rentals, New York requires the agent to give you the state's agency disclosure form before you sign an agreement, and the fair housing disclosure at your first real conversation. Both are on our forms page.
