How we help buyers

    We start by understanding your requirements, preferred location, price range, property type and desired features, then identify and present available properties that reasonably meet them. You can also search homes on your own.

  • Buyer representation

    We explain whom we represent, provide the required agency disclosures, and explain the buyer representation agreement and the purchase process.

  • Showings

    We schedule showings and communicate with listing brokers, sellers and other real estate professionals for you.

  • Offer preparation

    We prepare and present your authorized offers and help you evaluate the seller's responses or counteroffers.

  • Negotiations

    We discuss negotiation strategy with you and keep the transaction communications moving.

  • Coordination toward closing

    We help coordinate inspections, appraisal, financing, title, insurance, attorneys and the other professionals in your purchase, through closing.

  3. Review the agreementIf you decide to work with us, our office gives you our buyer representation agreement to review.
  4. Start your searchWe set up your search and showings. When our office asks, you complete the buyer package in our client portal.

Preapproval and your lender

We assist you with preapproval or proof-of-funds preparation and coordinate with the financing professionals you choose.

A mortgage preapproval comes from a licensed mortgage lender. Plan A Realty Corp. does not originate consumer residential mortgage loans.

Disclosures

Preapproval is advised, not required. Our standardized operating procedure says we do not require a mortgage preapproval or proof of funds, although a seller may require one before a showing or as part of an offer.

Brokerage compensation is not set by law and is fully negotiable.

Plan A Realty Corp. does not originate consumer residential mortgage loans and does not provide legal or tax advice.

For most homes and rentals, New York requires the agent to give you the state's agency disclosure form before you sign an agreement, and the fair housing disclosure at your first real conversation. Both are on our forms page.
