Buyer Representation Package 2026

Who it is for
Anyone buying or leasing property in New York through our office. The scope page on the agreement covers residential, commercial and lease searches, so one packet fits whichever one you are doing.
Financing comes first. Before showings and offers, financed buyers get a mortgage preapproval and cash buyers show proof of funds. The packet lists the usual documents: your most recent pay stubs, two months of bank and asset statements, and two years of W-2s and tax returns.
Read the cover first. It says, in capitals, that brokerage compensation is not set by law and is fully negotiable. Complete all blanks and selections before signing, and keep a completed copy.
The official New York forms stay separate disclosures inside the package. The packet also states that Plan A Realty Corp. does not originate consumer residential mortgage loans and does not provide legal or tax advice.
For sellers

The Property Condition Disclosure Statement is yours to complete. The packet tells our agents not to fill it in for you. It also states that Plan A Realty Corp. does not provide legal, tax, engineering, environmental or title advice.
For renters

Who it is for
Anyone renting a home in New York through our office. The application covers a second applicant in full, housing history, every lawful source of income including vouchers and housing assistance, vehicles and animals, and the landlord's own decision block.
Leave the sensitive numbers off it. The application says in print not to put a full Social Security number, a complete driver's-license number, a date of birth or a bank-account number on it, and to give those identifiers to the landlord's screening provider through a secure method instead. Government ID is captured as type, issuing state and last four only.
The application also states that it is not a lease, does not reserve the property and does not guarantee approval, and that the landlord or property manager makes the final decision. Its New York screening notices add that a landlord's credit or background check charge is generally limited to the actual cost, up to $20, and that an applicant may provide a qualifying report completed within the prior 30 days.
For landlords

Who it is for
Any owner renting out a one to four family home in New York through our office, including one held by an entity. The packet asks for the deed or entity authority, the certificate of occupancy or legal-use records, a rental permit or registration where one is required, and current property and liability insurance.
The same rules for every applicant. The screening page asks you to apply objective criteria consistently.
The agreement also states that the broker does not provide legal, tax, engineering, environmental, lending, insurance or property-inspection advice.
For investors and commercial
Commercial Loan Application and Business-Purpose Financing Packet
Our application packet for commercial, investment-property and DSCR loan requests. This is business-purpose financing, not a home mortgage. The packet's own first page says Plan A Realty Corp. is a licensed New York real estate broker, does not originate consumer residential mortgage loans, and facilitates business-purpose, investor and commercial loans only.

Who it is for
Borrowers seeking business, commercial or investment financing through a third-party lender. The packet asks you to certify that the money is for business, commercial, investment or other non-personal purposes, and that it will not be used primarily for personal, family or household purposes.
We place the request, the lender decides. The packet states that Plan A Realty Corp. acts as a commercial and business-purpose loan broker or consultant, and does not guarantee approval, loan terms, closing or funding. Financing is subject to third-party lender underwriting, approval, program terms, property eligibility and availability.
The pages carrying personal and financial details are marked confidential, and the packet asks that they come back only through our secure process. Call the office and we will set that up before you send anything. Never email a filled loan packet.
The checklist is a starting point, not the whole file. The packet notes on the same page that submission requirements vary by lender, property type, loan program and transaction, and that additional documentation may be requested.
What DSCR means, before you open that packet
DSCR is the debt service coverage ratio. Lenders use it to see whether, on most programs, the qualifying rental income from an investment property is enough to carry the monthly property obligation. The last page of the loan packet puts the arithmetic plainly.
Qualifying monthly rental income ÷ applicable monthly property expense
That monthly expense can include principal, interest, real estate taxes, property insurance and any homeowners or condominium association dues. On most programs a ratio of 1.00 means the qualifying rent equals the expense. Above 1.00 the rent more than covers it. Below 1.00 it does not cover it in full.
The lender decides what rent qualifies, working from an existing lease, the market rent on the appraisal or rental schedule, or other documentation the program allows. The same packet notes that requirements, rates, pricing and prepayment structures vary by lender, program, property type and law, and that nothing here is a guarantee that a particular rent figure, ratio, rate or prepayment option will be accepted.
